East Cocalico Township
Village Overlay Zoning
The current East Cocalico Township Subdivision and Land Development Ordinance includes a "Village Overlay" from of zoning. This is theoretically to allow for "traditional neighborhood" types of development, including both residential and commercial properties. If used properly, this can be a good concept. However here, it is being used solely as a means of obtaining extremely high density in new residential subdivisions. It allows for up to 8 housing units per acre of land.

The Village Overlay allows for tightly packed
housing units on very small lots.

There are no restrictions on using the Village
Overlay on adjoining
parcels. If used on multiple tracts of land, it will result in an
entirely urban landscape, with very limited open space (undeveloped land).
